What is included in our plans
1. Cover Sheet
The cover sheet typically includes an artist's rendering of the front of the house showing approximately how the house will look when built, an index of sheets included, and other pertinent notes.
2. Foundation Plan
This plan provides the builder with the foundation layout, including excavated and unexcavated areas, and foundation notes and details. The plan includes typical footing locations and design details for a structural slab foundation. A crawl space or basement foundation can be provided at additional cost if requested. Depending on the geographical area, soil conditions, or local building departments, a geologist and/or structural engineer may be required to review and certify the plan.
3. Detailed Floor Plans
These plans depict the layout of each floor of the house in an overhead view. These plans illustrate the placement of interior walls with the dimensions for rooms, stairways, doors, windows, as well as window and door schedules. These plans may also show the suggested location of kitchen appliances and plumbing fixtures.
4. Electrical Plan
The electrical plan indicates the general location of all interior and exterior lighting fixtures, switches, smoke protectors, and circuit breaker panel. A local electrical contractor will be responsible for the actual design of the power and equipment needed.
5. Interior Cabinet Elevations
The suggested design layout of interior cabinets in the kitchen, bathrooms, and utility room are depicted in elevation drawings.
6. Exterior Elevations
Elevations representing the front, rear, left and right sides of the house, indicating the exterior materials, details, and measurements.
7. Roof Plan
This plan shows an aerial view of the overall layout of the roof, ridges, valleys, and hips. It also indicate the slopes of roof surfaces.
8. Building Cross-Section Details
The cross sections depict the construction components as if the wall has been cut from the roof to the foundation. This enables the detailed view of the various components that make up the foundation footing, walls, floors, ceiling and roof heights and their relationship from one level to another. The cross sections show the insulation, flooring, roofing, and the type of fasteners required.
What is not included in our plans
Our house plans do not include:
- Architectural or engineering stamp
- Site plan
- Mechanical drawings (location of heating and air equipment and duct work)
- Plumbing drawings (drawings showing the actual plumbing pipe sizes and locations)
- Detailed electrical requirements (actual design of the power and equipment needed)
- Framing layouts with beam sizes and locations
- Engineering for earthquake/seismic or hurricane/wind code requirements
- Energy calculations

PDF format (reproducible)
Purchasing a PDF set of construction plans provides the limited license to construct one house with the set of plans. The PDF set of plans may be reproduced at a local copy business for the construction of one house. The PDF file will be emailed to the purchaser.
AutoCAD format
AutoCAD files include a complete set of construction drawings of the home plans in an electronic file format. To view these files AutoCAD or AutoCAD-compatible software is required. These files may be useful to your builder or engineer to review and seal. When purchasing the AutoCAD file, you are entitled to a non-transferable, multi-use license to construct an unlimited number of homes from the original plans. You may reproduce or modify these plans for your construction purposes only. However, modifications to plans relieves the designer from liability for design defects and voids all warranties expressed or implied.
Electronic files of the complete set of construction drawings will be emailed to the purchaser. These files can only be used with AutoCAD compatible software.
Some common requests for changes or additions to the plans include converting the slab-on-grade foundation to a basement or crawlspace foundation or changing the 2x4 walls to 2x6 walls. If you need something additional or a change to a plan, please contact us for pricing.
Building codes and engineering
Our house plan sets are drawn to meet the 2021 International Residential Code (IRC) for one- and two-family dwellings and include all the drawings needed for typical construction, except for certain site-specific conditions. Depending on the geographical area and soil conditions, a soil scientist or structural engineer may be required to review and certify the plan. Local building departments vary in specific requirements for plan submission and may require an architectural or engineering stamp. The plans may need modifications to meet applicable building codes, ordinances, or site-specific conditions. Should trusses be used, a local truss manufacturer will need to design your trusses to comply with your local codes and regulations. In this case, you may need to take your house plans to a local engineer or architect for review and stamping. The customer understands that plans are not signed or sealed by a local architect or engineer. Additionally, our house plans have not been engineered to meet Earthquake Seismic/Wind or Hurricane/Wind code requirements that would be specific to a certain geographical area.
Because of variations in local codes, methods of installation, individual preferences, and local availability of materials, it is not possible to include details on electrical, plumbing, and HVAC work on your plans. Local trade contractors will be responsible for the actual design of the electrical, plumbing, and HVAC work needed.
Agree to Arbitration
Any controversy or claim arising out of the product, or relating to this contract, or the breach thereof, shall be settled by arbitration administered by the American Arbitration Association under its Construction Industry Arbitration Rules, and judgment on the award rendered by the arbitrator(s) may be entered in any court having jurisdiction thereof.

It is your builder's responsibility to consult your local building officials to determine the local code and site requirements.
All construction plans are provided as-is. Victory Worth Home Plans shall not be held liable for incidental, special, consequential, or indirect damages of any kind, or economic loss arising out of the use of any construction plans. Victory Worth Home Plans' liability to you or any third party shall not exceed the price paid for the plan.

Reproduction of the plans or images in any way is strictly prohibited. Copyright of home plans for construction respects and supports the intellectual property of the original designer. Punishment for convictions may include jail time and/or severe fines for each instance of copyright infringement. In the United States, willful copyright infringement carries a maximum fine of $150,000 per instance.
Purchasing a PDF set of construction plans provides the limited license to construct one house with the set of plans. The PDF set of construction plans allow you or your builder to make copies for the construction of one house. Purchasing the AutoCAD file provides permission to build the house an unlimited number of times.
If modifications or changes to the original plans are made to the AutoCAD file, you, the purchaser, shall accept full responsibility for the accuracy and integrity of any changes or modifications. Modifications to plans relieves the designer from liability for design defects and voids all warranties expressed or implied. The sale or reuse of the modified design is prohibited under the copyright laws.
